Chimney Inspection in Glendale, CA

Glendale’s housing stock is older than most of Los Angeles — Spanish colonials, craftsman bungalows, and mid-century homes built decades before current chimney safety codes existed. If your home has a fireplace, the chimney it’s attached to has probably never had a professional inspection. SoCal Chimney provides certified chimney inspections throughout Glendale, with same-week scheduling and written reports delivered after every visit.

Why Glendale Chimneys Need Regular Inspection

A few factors make chimney maintenance particularly important for Glendale homeowners.

Older housing stock. Many Glendale homes were built in the 1920s through 1950s. Chimneys from that era were constructed with clay tile flue liners, brick mortar that has had decades to deteriorate, and crown designs that predate modern waterproofing standards. Annual inspection is the only way to know what condition the interior of the flue is actually in.

Seismic activity. Glendale sits near the Verdugo Fault and within range of several significant fault zones. Seismic activity causes gradual separation between chimney masonry and the home’s framing — a slow-moving problem that’s invisible from the exterior until it becomes structural. A Level 2 camera inspection will catch it.

Brush fire proximity. Hillside neighborhoods in the Verdugo Mountains and Chevy Chase Canyon areas carry elevated fire risk during Santa Ana wind events. A chimney that hasn’t been cleaned or inspected — especially one with a damaged or missing cap — presents a real hazard during fire season.

Real estate transactions. Glendale’s real estate market is active and competitive. A Level 2 chimney inspection with written documentation is standard due diligence for buyers and required documentation for many transactions. We turn reports around promptly for escrow deadlines.

Chimney Inspection Levels We Perform

Level 1 Chimney Inspection

A visual inspection of all accessible portions of the chimney, fireplace, and venting system. Covers the flue liner, firebox, damper, smoke chamber, chimney cap, and exterior masonry. Recommended annually for chimneys in regular use with no known changes to the system.

Level 2 Chimney Inspection

The most commonly requested inspection for Glendale homeowners. Includes everything in Level 1 plus a video camera inspection of the flue interior. Required when buying or selling a home, after a chimney fire, or when changing the fuel type or appliance connected to the chimney. We provide a full written report with photos suitable for real estate documentation.

Level 3 Chimney Inspection

An invasive inspection used when significant damage or hazard is suspected — typically after evidence of a chimney fire, major earthquake, or severe water intrusion. May involve removing components to access concealed areas of the system. We discuss the scope and cost upfront before proceeding.

What Every Inspection Covers

Regardless of level, every SoCal Chimney inspection includes assessment of:

  • Flue liner condition — cracks, gaps, and deterioration
  • Firebox brickwork and mortar joints
  • Smoke chamber and smoke shelf
  • Damper operation and seal
  • Chimney crown — cracking and water damage
  • Chimney cap — presence, fit, and condition
  • Flashing — seal between chimney and roof
  • Exterior masonry — spalling, separation, or structural movement
  • Animal or debris intrusion

You receive a written report after every inspection with photos, findings, and any recommended next steps. If repairs are needed, we provide a written estimate at the same time.

Chimney Inspection Cost in Glendale

A standard Level 1 inspection typically runs $75–$150. A Level 2 inspection with video camera documentation runs $150–$300 depending on chimney height and accessibility. Level 3 inspections are scoped individually based on what’s involved.

We provide the written estimate before any work beyond the inspection itself begins.

Frequently Asked Questions

How much does a chimney inspection cost in Glendale?

A Level 1 inspection runs $75–$150. A Level 2 inspection with video documentation runs $150–$300. We provide the cost upfront before scheduling.

How often should I have my chimney inspected?

At least once a year, per NFPA 211 standards. If you’re buying or selling a Glendale home, a Level 2 inspection is standard. If your chimney hasn’t been looked at in several years, start with a Level 2 regardless of whether you use the fireplace — unused chimneys develop their own set of problems.

Do you inspect gas fireplaces?

Yes. Gas fireplace systems require annual inspection even though they don’t produce creosote. We check the venting, gas connections, burner, and liner for any issues that could affect safety or efficiency.

How long does a chimney inspection take?

A Level 1 inspection typically takes 45 minutes to an hour. A Level 2 with video runs one to two hours depending on chimney height and access. We’ll give you a time estimate when you book.

Do you provide written reports?

Yes — every inspection includes a written report with photos. Level 2 reports include video documentation and are formatted for use in real estate transactions.

Can you do same-day or rush inspections for real estate closings?

We offer priority scheduling for real estate deadlines. Call us directly at (818) 217-4098 and we’ll find the earliest available slot.

My chimney hasn't been used in years. Do I still need an inspection?

Yes. Unused chimneys in Glendale commonly accumulate bird and animal nests, debris from the Verdugo hillsides, and moisture damage from cracked crowns or missing caps. None of this is visible without an inspection.

I had used So Cal Chimney inspection 10 years ago. But recently, we just remodeled our house and had a many decades old chimney. Tony came and inspected the chimney and told us exactly what needs to be done. He gave his expert opinion, and we planned on moving forward with repair and see what needs to be done. His quote not only was better than other contractors, but also included more work. At the end, he did what was needed for us, and on top of that, he gave us a refund of what was not needed to be done in our original agreement. Work was completed in a reasonable time frame. Will contact them again when we are ready to install the ethanol fireplace.
