Beverly Hills homes carry some of the highest property values in Los Angeles County — and some of the oldest, most architecturally significant chimneys. The estates in The Flats were built predominantly between the 1920s and 1950s, and many of their original masonry fireplaces and chimney systems have never been professionally restored. Hillside properties in Trousdale Estates, Benedict Canyon, and Coldwater Canyon face the same seismic exposure as the rest of the Santa Monica Mountains, but with chimney structures that often predate modern safety standards by decades.
SoCal Chimney provides certified chimney repair services throughout Beverly Hills. We understand the workmanship expectations that come with high-end properties and we work cleanly, discreetly, and to a standard that matches the homes we service. California Contractor License 960218, CSIA-certified technicians, fully insured.
The original masonry chimneys on Beverly Hills’ historic estates are built to last — but mortar doesn’t. Decades of thermal cycling, mild seismic activity, and the occasional wet season cause mortar joints to open up and spall. Once mortar fails, water gets in and the deterioration accelerates. We repoint deteriorated mortar joints using materials matched to the original, repair or replace displaced brick, and restore chimney structures while preserving the architectural character of the home.
Crown failure is one of the most common findings on Beverly Hills chimney inspections. Crowns on older homes were often built undersized or without proper slope, and decades of sun exposure and occasional rain cause cracking that lets water into the flue. We repair cracked crowns, rebuild undersized or improperly formed crowns, and seal with flexible elastomeric coating that moves with the structure rather than cracking again.
The seal between the chimney and the roofline is a common source of water intrusion in older Beverly Hills homes. Flashing installed decades ago has had years of thermal expansion and contraction to open gaps at the chimney-to-roof junction. We replace corroded or failed flashing, reseal existing flashing where the metal is still sound, and waterproof the surrounding masonry on all roofing types including the clay tile roofs common throughout the area.
Clay tile flue liners in older masonry chimneys crack over time from thermal cycling and settling. A compromised liner lets combustion gases and heat escape into the chimney structure — a fire hazard and a code violation. We repair damaged tile liners and install stainless steel liner systems for chimneys requiring full relining. Relining is also required when converting a wood-burning fireplace to a gas insert, which is increasingly common in Beverly Hills given SCAQMD’s restrictions on wood-burning during Spare the Air days.
A properly fitted chimney cap is both a functional and aesthetic element on a Beverly Hills property. We install stainless steel and copper caps designed for longevity and sized correctly for each flue. For estates with multiple chimneys or custom architectural requirements, we source and install caps that complement the roofline rather than standing out from it.
Water staining on interior walls near the fireplace, a persistent musty smell in the firebox, or moisture visible inside the flue are all signs of a chimney leak. We trace the entry point — crown, flashing, cap, mortar joints, or liner — and repair it at the source. We also apply professional-grade masonry waterproofing to exterior chimney surfaces, which is particularly valuable on properties where the chimney is visible from the street or pool area and cosmetic staining from water damage is unacceptable.
Beverly Hills hillside properties are seismically active. Gradual fault movement and periodic significant earthquakes cause chimney structures to shift, separate from framing, and develop internal cracks that aren’t visible from the exterior. We assess seismic damage on both masonry and prefabricated chimney systems, stabilize separating structures, and rebuild sections where the movement has gone beyond repair. Written documentation is provided for insurance purposes.
Beverly Hills has one of the highest per-transaction property values in the country, and buyers conduct thorough due diligence. A Level 2 chimney inspection with written and video documentation is standard practice for most Beverly Hills transactions. We work directly with buyers, sellers, agents, and escrow officers and understand how to fit inspection scheduling into tight transaction timelines.
For properties with multiple fireplaces — common in larger Beverly Hills estates — we inspect all systems in a single visit and provide a consolidated report covering each.
SoCal Chimney serves all Beverly Hills neighborhoods including The Flats, Trousdale Estates, Beverly Park, Benedict Canyon, Coldwater Canyon, and Bel Air. We also provide chimney repair services throughout LA County:
Yes. We inspect and repair multiple fireplace systems in a single visit and provide a consolidated written report covering each one. This is standard for larger estates in Beverly Hills.
Yes. We’re familiar with the original masonry construction methods used in Beverly Hills’ historic estates and we use compatible materials on restoration and repointing work to preserve the character of the original structure.
In most cases, yes. Inspection tells us what’s actually damaged and what the right repair approach is. For some straightforward repairs like a missing cap, inspection and repair can happen in the same visit. For water damage or structural issues, a Level 2 camera inspection ensures we’re fixing the cause rather than a symptom.
Yes. We work cleanly and quietly, communicate directly with property managers or household staff when requested, and do not discuss client properties or locations.
Yes. We provide written reports with photos documenting chimney condition, damage findings, and completed repairs — suitable for homeowner’s insurance claims, real estate transactions, and property management records.

I had used So Cal Chimney inspection 10 years ago. But recently, we just remodeled our house and had a many decades old chimney. Tony came and inspected the chimney and told us exactly what needs to be done. He gave his expert opinion, and we planned on moving forward with repair and see what needs to be done. His quote not only was better than other contractors, but also included more work. At the end, he did what was needed for us, and on top of that, he gave us a refund of what was not needed to be done in our original agreement. Work was completed in a reasonable time frame. Will contact them again when we are ready to install the ethanol fireplace.
Appointments available Monday through Saturday. Most repair calls are scheduled within 3–5 business days, with priority scheduling available for urgent situations and real estate transactions.
