Glendale has more older homes per square mile than most of Los Angeles County. Spanish colonials, craftsman bungalows, and mid-century ranches built between the 1920s and 1960s dominate neighborhoods like Rossmoyne, Adams Hill, and Montecito Park — and the masonry chimneys attached to them have had decades to develop the kind of deterioration that only shows up during a professional inspection. Cracked crowns, failed mortar joints, corroded flashing, and damaged flue liners are routine findings on Glendale chimney inspections. Left unaddressed, each of these becomes a more expensive problem with every rain season.
SoCal Chimney provides certified chimney repair services throughout Glendale. California Contractor License 960218, CSIA-certified technicians, fully insured for residential work in Los Angeles County.
The chimney crown sits at the top of the chimney structure and is the primary barrier against water entering the flue. On Glendale’s older homes, crowns were frequently built undersized or without proper slope — and decades of sun exposure and occasional winter storms have cracked most of them. A cracked crown allows water into the flue with every rain, where it damages the liner, mortar joints, and firebox from the inside out. We repair damaged crowns and seal them with flexible elastomeric coating, or rebuild crowns from scratch where the damage is beyond patching.
Mortar has a shorter lifespan than brick. On Glendale’s older masonry chimneys, the mortar between brick courses deteriorates over decades of thermal cycling and the mild but persistent seismic activity from the Verdugo Fault and surrounding systems. Once mortar joints open up, water gets in. We repoint deteriorated joints using materials matched to the original masonry, repair or replace displaced and spalling brick, and stabilize chimney sections where structural movement has caused separation.
Flashing is the metal seal between the chimney and the roof. It’s one of the most common sources of chimney-related roof leaks in Glendale, particularly on homes with clay tile roofs where the seal between tile and chimney mortar opens up over time. We replace corroded or failed flashing, reseal existing flashing where the metal is still sound, and waterproof the chimney-to-roof junction to prevent re-entry of water.
The flue liner is the interior lining of the chimney that contains combustion gases and protects the surrounding structure from heat. Clay tile liners in Glendale’s older masonry chimneys develop cracks over time from thermal cycling and ground movement. A compromised liner lets heat and combustion gases into the chimney structure — a fire hazard and a code violation. We repair damaged tile liners where targeted repair is viable and install stainless steel liner systems for chimneys that require full relining. Relining is also required when converting a wood-burning fireplace to a gas insert.
A missing or damaged chimney cap is one of the most common and most preventable causes of chimney problems in Glendale. Without a cap, rain enters the flue directly, animals nest in the chimney over winter, and debris from the Verdugo hillsides accumulates in the flue. We install stainless steel and copper caps properly sized for each flue opening and secured to withstand high-wind events.
Water staining on interior walls near the fireplace, moisture in the firebox after rain, or a musty smell from the chimney all indicate active water intrusion. We trace the entry point — crown, flashing, cap, mortar joints, or liner — and repair it at the source. We also apply professional-grade masonry waterproofing to exterior chimney surfaces to prevent future moisture penetration.
Glendale sits near the Verdugo Fault and within range of several other active fault systems. Seismic activity causes gradual separation between chimney masonry and the home’s framing — sometimes visible as a gap between the chimney exterior and the house wall, sometimes only detectable through a Level 2 camera inspection. We assess seismic damage, stabilize separating structures, and rebuild chimney sections where movement has exceeded what repair can address. Written documentation is available for insurance purposes.
Any of these warrants a call before using the fireplace again.
SoCal Chimney serves all Glendale neighborhoods including Adams Hill, Chevy Chase Canyon, Montecito Park, Rossmoyne, Verdugo Woodlands, and the Crescenta Valley. We also provide chimney repair services to neighboring areas throughout LA County:
The most reliable way is a professional inspection. Common visible signs include white staining on exterior brick, cracks in the crown, water in the firebox after rain, gaps between the chimney and the house exterior, or spalling brick. Any of these warrants a call before using the fireplace.
Older Glendale homes typically have original masonry chimneys with clay tile flue liners that have never been relined. The most common findings are deteriorated mortar joints, cracked crowns, failed flashing, and damaged or cracked tile liners. A Level 2 inspection is the right starting point to understand what your chimney’s condition actually is.
In most cases, yes. An inspection tells us exactly what’s damaged so we can address the root cause rather than a symptom. For straightforward repairs like a missing cap, inspection and repair can often happen in the same visit.
Yes. Post-earthquake chimney inspections are a regular part of our work in Glendale given the area’s proximity to the Verdugo Fault. We assess seismic damage, document findings in writing, and repair or stabilize affected chimney structures.
Most targeted repairs — crown work, cap replacement, flashing, repointing — are completed in a single visit of two to four hours. More extensive work like full relining or structural rebuilding may require a follow-up visit. We’ll give you a clear timeline with the estimate.

I had used So Cal Chimney inspection 10 years ago. But recently, we just remodeled our house and had a many decades old chimney. Tony came and inspected the chimney and told us exactly what needs to be done. He gave his expert opinion, and we planned on moving forward with repair and see what needs to be done. His quote not only was better than other contractors, but also included more work. At the end, he did what was needed for us, and on top of that, he gave us a refund of what was not needed to be done in our original agreement. Work was completed in a reasonable time frame. Will contact them again when we are ready to install the ethanol fireplace.
Appointments available Monday through Saturday. Most repair calls are scheduled within 3–5 business days, with priority scheduling available for urgent situations.
