Hollywood encompasses more architectural variety than almost anywhere else in Los Angeles. The Hollywood Hills neighborhoods — Beachwood Canyon, Laurel Canyon, Whitley Heights, Outpost Estates — are home to some of the oldest and most architecturally significant residences in the city, many with original masonry chimneys built in the 1920s through 1940s. The flatland areas below have a dense mix of single-family homes, duplexes, and multi-unit buildings where fireplace systems are frequently decades overdue for any attention. And the entire area sits directly over the Hollywood Fault, one of the most significant active fault systems in Los Angeles County.
Whatever type of Hollywood property you own or manage, SoCal Chimney provides certified chimney repair services throughout the area. California Contractor License 960218, CSIA-certified technicians, fully insured.
The Hollywood Hills contain some of the most architecturally significant residential masonry in Los Angeles. Spanish colonial, Mediterranean revival, and craftsman bungalows built between the 1920s and 1940s have original brick chimneys that are worth preserving — but mortar doesn’t last as long as brick. Decades of thermal cycling and mild seismic activity open mortar joints gradually, allowing water in and accelerating deterioration. We repoint deteriorated joints using materials matched to the original masonry, repair or replace displaced and spalling brick, and restore chimney structures while preserving the architectural character of the home. For properties with historic designation or preservation requirements, we work within those guidelines.
The Hollywood Fault runs through the neighborhood and has the potential to produce a significant earthquake with little warning. Ongoing microseismic activity and the cumulative effects of past earthquakes — including the 1994 Northridge event, which affected properties throughout Hollywood — cause chimney structures to separate from home framing and develop internal liner cracks that aren’t visible from the exterior. A Level 2 camera inspection is the only reliable way to assess flue liner condition after seismic activity. We assess damage, stabilize separating structures, and rebuild sections where movement has gone beyond repair. Written documentation is provided for insurance purposes.
Crown failure is one of the most consistent findings on Hollywood chimney inspections, particularly on the area’s older homes. Crowns built in the 1920s and 30s were frequently undersized, improperly sloped, or formed without the overhang needed to direct water away from the chimney structure. Decades of sun exposure and occasional winter storms have cracked most of them open. We repair damaged crowns, rebuild undersized or improperly formed crowns from scratch, and seal with flexible elastomeric coating.
Clay tile flue liners in older Hollywood masonry chimneys develop cracks over time from thermal cycling and seismic movement. A compromised liner allows combustion gases and heat to escape into the chimney structure — a fire hazard and a code violation. In multi-unit Hollywood properties with shared chimney chases, a damaged liner in one unit can affect adjacent units. We repair damaged tile liners where targeted repair is viable and install stainless steel liner systems for chimneys requiring full relining. Relining is also required when converting a wood-burning fireplace to a gas insert, which is increasingly common given SCAQMD’s wood-burning restrictions.
Flashing failure is one of the most common sources of water intrusion in Hollywood properties — particularly on the hillside homes where roof pitch is steeper and the seal between chimney and roofline is under more stress. We replace corroded or failed flashing, reseal existing flashing where the metal is still sound, and waterproof the surrounding masonry on all roof types including the clay tile and flat roofs common throughout the area.
Hollywood’s tree canopy — particularly in the canyon neighborhoods — means debris accumulation in uncapped chimneys is a constant issue. Bird and animal nesting in unused chimneys is equally common in the Hollywood Hills. We install stainless steel and copper caps properly sized for each flue and secured to withstand the wind events that move through the canyon corridors.
Water staining on interior walls near the fireplace, moisture in the firebox after rain, or a persistent musty smell all indicate active water intrusion. We locate the entry point and repair it at the source — crown, flashing, cap, mortar joints, or liner — rather than addressing symptoms. We also apply professional-grade masonry waterproofing to exterior chimney surfaces.
Hollywood has a high concentration of duplexes, triplexes, apartment buildings, and mixed-use properties, many with fireplace systems that have gone uninspected for years or decades. For property managers and landlords, deferred chimney maintenance creates both safety liability and disclosure problems at the point of sale. We work with property managers and building owners on multi-unit inspections, providing individual written reports for each fireplace system on the property. Level 2 inspections with documented findings are particularly valuable for Los Angeles County disclosure requirements on income property sales.
SoCal Chimney serves all Hollywood neighborhoods including Beachwood Canyon, Laurel Canyon, Whitley Heights, Outpost Estates, Los Feliz, Silver Lake, East Hollywood, and surrounding communities. We also provide chimney repair services throughout LA County:

I had used So Cal Chimney inspection 10 years ago. But recently, we just remodeled our house and had a many decades old chimney. Tony came and inspected the chimney and told us exactly what needs to be done. He gave his expert opinion, and we planned on moving forward with repair and see what needs to be done. His quote not only was better than other contractors, but also included more work. At the end, he did what was needed for us, and on top of that, he gave us a refund of what was not needed to be done in our original agreement. Work was completed in a reasonable time frame. Will contact them again when we are ready to install the ethanol fireplace.
Homes of this age typically have original masonry chimneys with clay tile flue liners that have never been relined. The most common findings are deteriorated mortar joints, cracked or undersized crowns, failed flashing, and damaged tile liners — often compounded by seismic damage from the 1994 Northridge earthquake. A Level 2 inspection is the right starting point to understand your chimney’s actual condition.
In most cases, yes. An inspection identifies what’s actually damaged so we address the root cause rather than a symptom. For straightforward repairs like a missing cap, inspection and repair can often happen in the same visit.
Yes. We inspect and repair chimney systems on duplexes, triplexes, apartment buildings, and mixed-use properties throughout Hollywood. We provide individual written reports for each fireplace system and work directly with property managers on scheduling.
Yes. Post-earthquake inspections are a routine part of our work given the Hollywood Fault’s proximity. Internal liner damage and chimney-to-framing separation from seismic activity are invisible from the exterior — a Level 2 camera inspection is the right starting point after any significant shaking
Most targeted repairs — crown work, cap replacement, flashing, repointing — are completed in a single visit of two to four hours. More extensive work like full relining or structural rebuilding may require a follow-up visit. We’ll give you a clear timeline with the written estimate.
Appointments available Monday through Saturday. Most repair calls are scheduled within 3–5 business days, with priority scheduling available for urgent situations and real estate transactions.
