Malibu’s coastal environment is harder on chimneys than almost anywhere else in Los Angeles County. Salt air corrodes metal components faster than inland areas. The marine layer drives persistent moisture into mortar joints, flue liners, and crown seals year-round. And as one of California’s highest designated fire hazard severity zones, a chimney that’s structurally compromised or improperly maintained isn’t just a maintenance issue — it’s a fire risk.
SoCal Chimney provides certified chimney repair services throughout Malibu and the surrounding Malibu Coast area. California Contractor License 960218, CSIA-certified technicians, full liability insurance.
The chimney crown is the first line of defense against water entering the flue. Malibu’s combination of marine layer moisture, winter storms, and thermal expansion from direct sun exposure causes crowns to crack faster here than in most LA neighborhoods. A cracked crown lets water in every time it rains — and water inside the flue damages the liner, mortar joints, and firebox from the inside out. We repair damaged crowns and seal them with flexible elastomeric coating designed for coastal conditions.
Flashing is the metal seal between the chimney and the roofline. Salt air causes flashing to corrode and fail, and the seam between flashing and mortar opens up as both materials expand and contract with temperature changes. A failed flashing seal is one of the most common sources of roof leaks in Malibu homes. We replace corroded flashing, reseal existing flashing, and waterproof the chimney-to-roof junction on all roofing types including the flat and low-slope roofs common in Malibu’s modern architectural homes.
Standard galvanized steel caps have a short lifespan in coastal environments — salt air can corrode them within a few years. We install stainless steel and copper caps with lifetime corrosion resistance, properly sized for your flue and secured to withstand the high-wind events that come with Santa Ana conditions. If your existing cap is rusted, loose, or missing entirely, replacement is one of the most cost-effective repairs you can make.
The flue liner contains combustion gases and protects the chimney structure from heat and corrosion. Moisture intrusion through a damaged crown or failed flashing accelerates liner deterioration — a common finding on Malibu chimneys that haven’t been inspected in several years. We repair cracked clay tile liners and install stainless steel liner systems for chimneys that require full relining. Relining is also required when converting a fireplace from wood-burning to a gas insert.
Water staining on interior walls near the fireplace, a musty smell in the firebox, or visible moisture inside the flue all point to a chimney leak. We trace the water entry point — crown, flashing, cap, mortar joints, or liner — and repair it at the source rather than patching symptoms. We also apply professional-grade waterproofing treatment to exterior masonry on Malibu chimneys exposed to ongoing salt air and moisture.
Mortar joints on Malibu chimneys deteriorate faster than comparable chimneys inland. Salt air, moisture cycling, and decades of thermal expansion gradually break down the mortar between brick courses. When mortar fails, water gets in and freeze-thaw cycles — even in LA’s mild winters — open gaps further. We repoint deteriorated mortar joints, repair spalling or displaced brick, and rebuild chimney sections where structural integrity has been compromised.
Malibu sits near multiple active fault systems. Seismic activity causes gradual separation between chimney masonry and home framing — sometimes visible as a gap between the chimney and the house, sometimes only detectable through a Level 2 camera inspection. We assess seismic damage, stabilize separating structures, and rebuild sections where the chimney has shifted beyond repair.
Most chimney damage in Malibu is visible before it becomes a major structural problem, if you know what to look for:
Any of these is worth a call before using the fireplace again.
SoCal Chimney serves all Malibu communities including Carbon Beach, Point Dume, Malibu Colony, Broad Beach, Zuma Beach, Malibu Park, Trancas Canyon, and Topanga. We also provide chimney repair services to neighboring areas throughout LA County:
The most reliable way is a professional inspection. Common visible signs include white staining on exterior brick, rust around the cap or crown, water in the firebox after rain, cracks in the crown, or gaps between the chimney and the roof or house exterior. Any of these warrants a call before using the fireplace.
In most cases, yes. An inspection tells us exactly what’s damaged and what needs to be done. For some straightforward repairs like a missing cap, inspection and repair can often happen in the same visit. For water damage or structural issues, a Level 2 camera inspection ensures we’re addressing the root cause rather than a symptom.
Yes, significantly. Salt air corrodes metal components — caps, dampers, flashing hardware — at a rate that can be two to three times faster than inland properties. It also accelerates mortar deterioration. Coastal Malibu properties should be inspected annually without exception.
Yes. We work with property managers and absentee owners throughout Malibu on flexible scheduling. We can coordinate access, document findings with photos, and provide written reports for insurance or property management records.
Yes. Post-fire and post-earthquake inspections and repairs are part of our work in the Malibu area. A Level 3 inspection is typically the starting point for fire or significant seismic damage, and we provide written documentation of findings for insurance purposes.

I had used So Cal Chimney inspection 10 years ago. But recently, we just remodeled our house and had a many decades old chimney. Tony came and inspected the chimney and told us exactly what needs to be done. He gave his expert opinion, and we planned on moving forward with repair and see what needs to be done. His quote not only was better than other contractors, but also included more work. At the end, he did what was needed for us, and on top of that, he gave us a refund of what was not needed to be done in our original agreement. Work was completed in a reasonable time frame. Will contact them again when we are ready to install the ethanol fireplace.
Appointments available Monday through Saturday. Most repair calls are scheduled within 3–5 business days, with priority scheduling available for urgent situations.
