Marina del Rey was developed almost entirely after 1960 on filled tidelands, and its housing stock reflects that — condos, townhomes, canal-front residences, and low-rise apartment buildings rather than the older masonry estates found elsewhere in LA. Fireplaces in Marina del Rey properties are predominantly prefabricated factory-built systems or gas units, not masonry chimneys. But coastal conditions here are as hard on those systems as they are anywhere in Los Angeles: salt air corrodes metal components and hardware faster than inland properties, the marine layer drives constant moisture into flue systems, and the soft fill ground beneath much of the area introduces foundation movement that affects venting connections and chase structures over time.
SoCal Chimney provides certified chimney repair services throughout Marina del Rey and the surrounding Westside coastal area. California Contractor License 960218, CSIA-certified technicians, fully insured.
The majority of Marina del Rey residences with fireplaces have prefabricated factory-built chimney systems rather than masonry. These systems have a defined service life, and units installed in the 1970s and 1980s — which represent a significant portion of Marina del Rey’s housing stock — are frequently at or past end of life. Common issues include cracked or deteriorated refractory panels inside the firebox, corroded metal housing from salt air exposure, failed chase covers that have allowed years of water intrusion, and deteriorated gasket seals around the firebox door. We repair and replace prefabricated chimney components and handle full system replacements when the unit is beyond individual repair.
Salt air in Marina del Rey corrodes standard galvanized steel caps and chase covers at a rate that can be two to three times faster than inland properties. A corroded or failed chase cover — the flat or sloped cover on top of a prefabricated chimney chase — is one of the most common sources of water damage we find in Marina del Rey. Water enters through a failed chase cover and saturates the interior chase walls, causing wood framing rot, drywall damage, and accelerated deterioration of the fireplace unit below. We replace failed chase covers and install stainless steel chimney caps with corrosion resistance appropriate for coastal environments.
Flashing failure at the junction between the chimney chase and the roofline is a persistent issue on Marina del Rey properties, particularly on the flat and low-slope roofs common throughout the area. Salt air accelerates flashing corrosion and the seal between flashing and roofing material opens up over time. We replace corroded or failed flashing, reseal existing flashing where the metal is still sound, and waterproof the chimney-to-roof junction to prevent water entry.
Marina del Rey’s marine layer means chimneys are exposed to moisture essentially year-round, not just during winter rain. Water staining inside the firebox, moisture on interior walls near the fireplace, or a persistent musty smell from an unused fireplace all indicate active water intrusion. We locate the entry point and repair it at the source. For masonry surfaces on the small percentage of Marina del Rey properties with brick chimneys, we apply professional-grade waterproofing to prevent future moisture penetration.
Gas fireplace systems are common throughout Marina del Rey’s condo and townhome inventory, and salt air corrosion affects gas fireplace components — particularly thermocouples, pilot assemblies, and burner hardware — faster than in inland properties. Annual servicing is especially important in this environment. We diagnose and repair pilot light failures, thermocouple and thermopile issues, gas valve problems, burner malfunctions, and venting issues on all gas fireplace types including direct vent, ventless, and B-vent systems.
For Marina del Rey properties that do have masonry chimneys — primarily in the older single-family homes on the western edges of the neighborhood near Venice — liner repair and relining is required when the existing clay tile liner is cracked or when converting from wood-burning to gas. We install stainless steel liner systems sized and specified for the fuel type and appliance being used.
A significant portion of Marina del Rey’s residential inventory is governed by HOA or condo association rules. Chimney and fireplace work on these properties often requires HOA approval, coordination with building management, and adherence to specific repair standards. We’re familiar with these requirements and work directly with property managers and building administrators to handle the paperwork and scheduling side of repairs. Written reports and estimates are provided in whatever format your association requires.
SoCal Chimney serves all Marina del Rey communities including the canal residences, the main channel properties, and surrounding Westside neighborhoods. We also provide chimney repair services throughout LA County:
Yes. We work with HOA boards, property managers, and building administrators on a regular basis. We provide written reports and estimates in whatever format your association requires and coordinate scheduling to minimize disruption to neighbors.
Yes, significantly. Metal components — caps, chase covers, damper hardware, and gas fireplace parts — corrode faster in coastal environments. Annual inspection is especially important in Marina del Rey to catch corrosion damage before it leads to water intrusion or component failure.
Most pilot outage issues on gas fireplaces are caused by a failed thermocouple or thermopile — the component that senses the pilot flame and keeps the gas valve open. These are routine repairs that typically take under an hour. Salt air exposure accelerates thermocouple wear in coastal properties like Marina del Rey.
Yes. Prefabricated factory-built chimney systems are the most common fireplace type in Marina del Rey. We repair and replace components on all prefabricated systems and handle full unit replacements when individual repair is no longer practical.
Most repairs — cap replacement, chase cover, gas fireplace ignition work, flashing — are completed in a single visit of one to three hours. Larger jobs like full system replacements may require a follow-up visit. We’ll give you a clear timeline with the estimate.

I had used So Cal Chimney inspection 10 years ago. But recently, we just remodeled our house and had a many decades old chimney. Tony came and inspected the chimney and told us exactly what needs to be done. He gave his expert opinion, and we planned on moving forward with repair and see what needs to be done. His quote not only was better than other contractors, but also included more work. At the end, he did what was needed for us, and on top of that, he gave us a refund of what was not needed to be done in our original agreement. Work was completed in a reasonable time frame. Will contact them again when we are ready to install the ethanol fireplace.
Appointments available Monday through Saturday. Most repair calls are scheduled within 3–5 business days, with priority scheduling available for urgent situations and real estate transactions.
