Pasadena has more early 20th century residential architecture than almost anywhere in Los Angeles County. Bungalow Heaven, the Arroyo Seco corridor, Prospect Park, and the historic districts of Old Pasadena contain craftsman bungalows, Spanish colonial revivals, and Victorian-era homes with original masonry chimneys that have been standing since the 1900s through 1930s. These chimneys were built to last — but the mortar joints, clay tile liners, and crowns that are original to them were not built to last 80 to 100 years without maintenance.
Pasadena also sits at the base of the San Gabriel Mountains, where the Santa Ana winds that funnel through the mountain passes during fire season are among the strongest in the LA region. The January 2025 Eaton Fire — which burned through adjacent Altadena and reached the edges of northeast Pasadena — was a direct reminder of what an uncapped, uninspected chimney means in this environment.
SoCal Chimney provides certified chimney repair services throughout Pasadena. California Contractor License 960218, CSIA-certified technicians, fully insured.
Pasadena’s craftsman and Spanish colonial chimneys are among the most architecturally significant residential masonry in the San Gabriel Valley. The brick and stone work on these homes is worth preserving — but original mortar doesn’t last indefinitely. Decades of thermal cycling, mild seismic activity from the nearby Sierra Madre and Raymond faults, and the wet winters that come with Pasadena’s inland climate cause mortar joints to open and spall progressively. We repoint deteriorated joints using materials matched to the original masonry, repair or replace displaced and spalling brick, and restore chimney structures while preserving the character of the home. For properties within Pasadena’s historic districts or under Mills Act contracts, we work within those requirements.
Crown failure is one of the most consistent findings on Pasadena chimney inspections. Crowns on homes from the early 20th century were frequently built without adequate slope or overhang, and a century of thermal cycling has opened most of them. In Pasadena’s inland climate, where winter rainfall is heavier than coastal LA, a cracked crown allows substantial water into the flue each season. We repair damaged crowns, rebuild improperly formed crowns from scratch, and seal with flexible elastomeric coating suited to the area’s temperature range.
Original clay tile flue liners in Pasadena’s older masonry chimneys have had a century of thermal stress and seismic movement to develop cracks and gaps. A compromised liner allows combustion gases and heat into the chimney structure — a fire hazard and a code violation. Given the wildfire environment adjacent to Pasadena, a sound flue liner is particularly important. We repair damaged tile liners where targeted repair is viable and install stainless steel liner systems for chimneys requiring full relining. Relining is also required when converting from wood-burning to gas.
Pasadena receives more rainfall than coastal LA, and flashing failure at the chimney-to-roof junction is a common source of water intrusion — particularly on the steep-pitched roofs of the area’s craftsman and Spanish colonial homes. We replace corroded or failed flashing, reseal existing flashing where the metal is sound, and waterproof the surrounding masonry on all roof types including the clay tile roofs that are characteristic of Pasadena’s historic neighborhoods.
The mountain-pass Santa Ana winds that move through Pasadena during fire season make a properly secured chimney cap more critical here than in most LA neighborhoods. An uncapped chimney during a high-wind event is a direct entry point for embers. In the aftermath of the Eaton Fire, chimney cap installation and inspection requests throughout the Pasadena and Altadena area increased significantly — and for good reason. We install stainless steel and copper caps properly sized and anchored for each flue.
Pasadena’s wetter winters mean water intrusion damage develops faster than in drier parts of LA County. Water staining on interior walls near the fireplace, moisture in the firebox, or a musty smell from an unused chimney all indicate active water entry. We trace the source and repair it — crown, flashing, cap, mortar joints, or liner — and apply professional-grade masonry waterproofing to exterior chimney surfaces on properties where ongoing moisture exposure warrants it.
Pasadena sits near the Raymond Fault and the Sierra Madre Fault Zone. Seismic activity causes gradual chimney-to-framing separation and internal liner cracking that isn’t visible from the exterior. A Level 2 camera inspection is the only reliable way to assess flue liner condition after seismic activity. We assess seismic damage, stabilize separating structures, and rebuild sections where movement has gone beyond repair.
The January 2025 Eaton Fire burned through Altadena and reached areas immediately adjacent to northeast Pasadena. For homeowners in the affected zone and surrounding neighborhoods, a post-fire chimney inspection is essential before the fireplace is used again. Wildfire smoke, ash, and ember intrusion through uncapped or damaged chimneys can coat the flue interior with materials that create a fire hazard on subsequent use. We provide Level 2 inspections with written documentation for insurance purposes and assess chimneys that were in the fire’s path for heat damage, structural compromise, and contamination.
SoCal Chimney serves all Pasadena neighborhoods including Bungalow Heaven, Prospect Park, Linda Vista, San Rafael Hills, Caltech area, Madison Heights, and surrounding San Gabriel Valley communities. We also provide chimney repair services throughout LA County:
Homes from this era typically have original masonry chimneys with clay tile liners that have never been relined. The most common findings are deteriorated mortar joints, cracked or undersized crowns, failed flashing, and damaged tile liners. Seismic damage from past earthquakes is also common and frequently goes undetected without a Level 2 camera inspection. This is the right starting point for any home that hasn’t had a recent inspection.
Yes. We provide Level 2 inspections with written documentation for insurance purposes on properties in the Eaton Fire area and surrounding neighborhoods. A post-fire inspection is essential before resuming use of any fireplace system that was in or near the fire zone.
Yes. We’re familiar with the requirements of Pasadena’s historic districts and Mills Act properties and use compatible materials on all restoration and repointing work to preserve the original character of the structure.
In most cases, yes. An inspection identifies what’s actually damaged so we address the root cause rather than a symptom. For straightforward repairs like a missing cap, inspection and repair can often happen in the same visit.
Most targeted repairs — crown work, cap replacement, flashing, repointing — are completed in a single visit of two to four hours. More extensive work like full relining or structural rebuilding may require a follow-up visit. We’ll give you a clear timeline with the written estimate.

I had used So Cal Chimney inspection 10 years ago. But recently, we just remodeled our house and had a many decades old chimney. Tony came and inspected the chimney and told us exactly what needs to be done. He gave his expert opinion, and we planned on moving forward with repair and see what needs to be done. His quote not only was better than other contractors, but also included more work. At the end, he did what was needed for us, and on top of that, he gave us a refund of what was not needed to be done in our original agreement. Work was completed in a reasonable time frame. Will contact them again when we are ready to install the ethanol fireplace.
Appointments available Monday through Saturday. Most repair calls are scheduled within 3–5 business days, with priority scheduling available for urgent situations and real estate transactions.
